Your Purpose

Your vision pulls people into your orbit, and gives every decision something to test against.

1

Vision board

Take 30 minutes to find or generate images that represent your goals: your next projects, your lifestyle and freedom, your legacy or purpose, your bucket-list car, holiday or home, the people you will share success with, and your financial or family goals. Print it for your desk to remember your why.

Bonus tool
HOW TO BUILD IT: In ChatGPT or your AI image tool, generate 6 images for: the next projects you will find, your lifestyle and freedom, your legacy or purpose, a bucket-list car / holiday / home, the people you will share success with, and a financial or family goal. Collate them in Canva or PicCollage onto one page and print it for your desk.
2

Your 30 second pitch pulls people into your orbit

Refine your 30 second pitch: what you do, why you do it, and why they should work with you. Imagine you have one elevator ride to win your next JV partner or deal.

Bonus tool
AI PROMPT - shape your 30 second pitch. Paste into ChatGPT or Claude:
"Act as a pitch coach. Help me build a 30 second pitch for a property developer. Ask me: what I build, who for, what makes me different, and my current ask (funding, partners, a deal). Then write it as one tight paragraph I can say in 30 seconds, and cut anything that does not earn its place."
In the room: brainstorm yours, then share with the person next to you
3

Professional presence: online brand, website, investor memo

Block time to build your online profile on LinkedIn, social media and your website, or as a starting point build the About Us capability statement for your loan or investor memo template. What do investors or partners see? Is imposter syndrome holding you back?

Bonus tool
YOUR TOOLKIT: Investor Memo, complete the Capability Statement / About Us section first, it is what a partner reads before anything else.

Your Strategy

Find more, feaso faster, fund more. A full funnel ends the feast or famine.

1

Define and stagger your next deals: do more, or go bigger?

Build a 3 year plan staggering the deals you will need, and define a one page criteria for your next purchases: what, where, when, how, and repeat. Do more (horizontal) or go bigger (vertical)?

2

Build your deal funnel: find more deals and feaso faster

FIND: write clear one page deal criteria, then build AI routine searches. Widen the funnel with an agent list, a deal tracker and a letterbox drop template (Landchecker). FEASO: use Claude to build a repeatable first feasibility so you filter to a yes or no fast.

Bonus tool
AI PROMPT - automated site searching. Paste into ChatGPT (with a real estate browsing plug) or Claude:
"I am looking for development sites matching these criteria: [suburbs, project type, price range, minimum land size, zoning]. Search current listings, flag the ones that fit, and for each give the address, price, land size and why it matches. Then suggest 3 adjustments to my criteria that would widen the funnel without dropping quality."

AI PROMPT - repeatable first feasibility. Paste into Claude:
"Do a first-pass feasibility on this site: [address, purchase price, land size, zoning, what I plan to build]. Estimate GRV, build cost range, gross profit and margin, and flag the 3 biggest risks. Lay it out the same way each time so I can compare deals fast."
3

Fund more deals by connecting with more JV / investor leads

Build your investor memorandum and capability statement, then track your JV leads so no relationship goes cold.

Focus C

Your Systems

Get it out of your head and off your plate, so the business runs beyond you.

1

AI leverage: one process each week

Whether it is accounting, site searching, research or drafting, begin with ChatGPT plus a real estate plug and automated search. Then build a Claude project for a current deal, or let it build your next feasibility report.

2

Use a project management tool

Trial a tool like Notion (or Asana, Trello, Monday) so it is out of your head and you can start delegating repeated processes to others. You cannot share the load unless there is somewhere to share it.

Try Notion Online PM free. Start with a to do list and build this set up over time to use the online tool for new processes. For example, create a workspace for Acquisition and set out the steps and processes you use for site searching, criteria, due diligence.

Practice using the tool daily.
3

Document and delegate: only do what ONLY you can do

Start documenting one repeated process each week: screen-record it, transcribe it, and that becomes your step-by-step process map someone else can run, even at 80% good enough.

Bonus tool
THE FAST WAY: record a Loom (or your phone) while you do the task once, talking through it. Get the transcript, then prompt your AI: "Turn this into a clear step-by-step SOP a new team member could follow, with a checklist at the end." You now have a trainable process map without writing it from scratch.

WHAT CAN A VA DO FOR ME (starter ideas): initial site searching and shortlisting against your criteria; first-pass feasibility data entry; chasing agents and booking inspections; building and maintaining your deal tracker and JV tracker; drafting letters and letterbox lists; council and comparable-sales research; formatting your investor memo; inbox and calendar triage. Rule of thumb: if someone can do it 80% as well as you, it is a candidate to hand off.

Everyone leaves with a 90 day sprint

Pick your top three actions, time-block them, and commit them to your coach. The rest of the toolkit is here whenever you are ready.

Let's scale, together.
